Loft Conversion of 19th Century Building

Detroit, Michigan

Located on Michigan Avenue, just west of Corktown, this pair of buildings had previously accomodated ground floor retail, upper penthouse apartments, and rear apartments in a finely detailed “brownstone” style. The client wished to rework the rear unit into (4) urban style loft apartments, renovate the first floor retail, and renovate the penthouse apartments into urban lofts. For the rear unit, ECCO reworked building circulation to accomodate (4) separate entries, utilized the roof for building space, and created a contemporary urban intervention. A private courtyard between the two buildings was to provide a service entrance for both retail and residential tenants and a new resident entrance was to be created on the street front. Both buildings required extensive envelope restoration. Sadly, the project was cancelled just after work started on the rear unit.
